Lake Park Place is one of the most exciting developments in downtown St. Joseph. Our developers, architect and builder have roots here so creating this new, innovative place to live in St. Joseph is a reflection of a true passion for the area. How long will construction take?
Approximately 12 months from groundbreaking.

May we make changes to the floor plans?
Yes, if you purchase pre-construction.

Will we be able to select our finishes?
Yes. Your home will reflect your style.

Are upgrades available?
Yes. We have designed these units with first-class, luxury features and amenities, but we will gladly accommodate your preferences so you can personalize your home or add to its comfort.

How does the reservation/purchase process work?
To reserve a pre-constructed unit, a deposit equal to 1% of the purchase price is required. Your deposit is fully refundable at any time prior to signing a purchase agreement. At the time a purchase agreement is signed, 20% is required. This will be near the time that construction begins.

How much are association fees?
The monthly fees will be competitive with other luxury condominium associations in the area. The money will be used to help maintain the building, swimming pool and fitness center. Once the fee has been determined, it will be published on our Web site and sales materials.

How much are property taxes?
Your property taxes will be based on the purchase price of your home. The condominiums at Lake Park Place range from $350,000 and up.

Residents of St. Joseph enjoy a wide range of services in the city, including a top-rated public school system and community college programs, garbage removal, an excellent library, municipal band and beautiful park system thanks to the community’s strong support of its tax base.

May we rent our condominium home to others?
Yes, for long-term leases of 6 months or more.

What parking is available to residents and their guests?
You will receive two indoor, climate-controlled parking spaces if you purchase the unit pre-construction. There is additional free parking in the city lot next to Lake Park Place and spaces along Lake Boulevard.

How big are the balconies?
Most balconies are 8 feet by 14 feet (approximately).

Will there be a common area on the rooftop?
Rooftop areas are incorporated in our penthouse floor plans.

What security will be in the building?
Your investment and personal property will be secure. Complete details have not been finalized, however, there will be controlled access to the parking garage and building at all times. In addition, the City of St. Joseph police regularly patrol the downtown and their offices are located only a few blocks away.

What trash removal will be available?
The City of St. Joseph provides weekly trash collection. There will be a trash chute on your floor that will send garbage to a centralized compactor. The garbage company will handle removal from the compactor.

Am I allowed to have pets?
Yes, you may have two pets. One may be up to 50 lbs.

What will be on the first floor, retail level?
There are three retail spaces available; we anticipate that a restaurant will occupy one.

Will there be sound or fumes from the restaurant?
As a new construction development, we are taking steps to provide you with the privacy and quiet you would expect from a high-end, luxury home. The restaurant ventilation will go up through the building and out the roof. The fumes will not bother the residential areas.

Are there plans for construction located to the south side of the building where the city parking currently is?
It is unlikely.
